How about a swim in a nature pool in the courtyard, a spa on a balcony overlooking the plain, or a bathtub in your own living room? All that can be found in the apartment building Det Goda Vatten, one of many sustainable apartment buildings on Brunnshög. In September 2022, the 61 apartments were occupied, and we got a preview of some of the innovations in the house. “We want to take advantage of the beauty of the water and use plants and water to convey ecology,” says architect Cord Siegel. This is part 2 of a series on sustainability and innovation at Brunnshög.

In September 2022 there was occupancy in the 49 apartments and twelve townhouses in “The Good Water”. The apartments have between one and five rooms and the townhouses are “stacked” — this means that two townhouses are stacked on top of each other for a total of four floors to make the most of the land used. The upper townhouses have their own hot tub on the roof terraces while the lower ones have their own green space in front of the entrances.

“The apartments vary a lot,” says Emil Johansson, project manager at Wästhus. Some smaller apartments have loggias with bathtubs while others may have a terrace. For example, you can live on the ground floor with its own garden, in the middle with straight walls and balcony or at the top with a sloping roof.

“When I met the customers, it turned out to be everything from the single student and young couples to families with children and the elderly,” says Carl Hällås, construction project manager, Paulssons. It has been a project marked by pandemic, electricity prices and war, yet sales have gone fantastically well.

Sustainability is the focus of the apartment building and for architect and developer Cord Siegel, it is important not to focus only on one area.

“Residential buildings should be a holistic product in which economic, ecological and social sustainability exist in balance,” says Cord Siegel. It gets flat if it's just about energy and, for example, social diversity is also important. We get diversity automatically when we mix townhouses and apartments of different sizes and with mixed typologies.

The most striking thing in the construction project is that water is exposed in many ways. Por que?

“The idea was to make a house for fans. It is a way to counteract the anonymity of the product and in the process we came to the conclusion that it would be about water. I am impressed by ALNARP's work on the engineering properties of plants but also interested in making use of the psychological and social aspects of water. We want to take advantage of the beauty of water and use plants and water to convey ecology.

Stormwater is traditionally managed so that it is not visible by being piped away into drains below ground. In Det Goda Vatten, the stormwater gathers to create a garden with aquatic plants and to a natural pool in the courtyard. The natural pool is purified using filters and aquatic plants with purifying properties, completely free of chlorine. In the pool, guests can take a swim among the water lilies. “Plants are important because they absorb dust, cool the building, create coziness and fragrance, and provide a place for insects so that we can preserve biodiversity,” says Cord Siegel.

The grow boxes on the façade will offer a lot of greenery and at the same time it will provide privacy protection for the residents. It may be necessary — because here the residents also bathe in a bathtub in front of large living room windows.

“There should be something special when you bathe, this is how you bathe in your finest room and celebrate it,” says Cord Siegel. The Good Water is a different real estate project on a geographical area with high ambitions. What has it been like to work with an apartment building at Brunnshög?

“Here you have to create a feeling, not just create many similar apartments. Right now it's very intense but it's an awesome project that we've done together. It gives energy that we have created something at the forefront,” says Carl Hällås.

“It is a different project with more than 60 almost unique apartments. Many other projects involve a lot of repetition but here there is an incredible amount of variety. It is an exciting challenge for those who work, and they find it fun when they find solutions and maybe succeed in something that no one has done, says Emil Johansson.
